Creating a partnership with an Architect is an exciting and creative approach to designing your dream house. The Design Process below describes the "Basic Service Package" which we provide. You may select any or all of these services, depending on the needs of your particular project. At Agape Designs we don't just stop here. Our goal is to offer a full range of services aimed at providing our clients with innovative solutions every step of the way. PROGRAMMING
One of the first steps when designing your custom home is to develop a “Program” or list of spaces for your new house. The program lists all spaces, rooms sizes and total square footage.
SCHEMATIC DESIGN
The Schematic Design is the initial or original “concept” for your new home or remodel project. The concept is derived from such elements as the particular site or lot and its attributes, major views to and from the site, sun orientation, surrounding context, architectural styles, interior living concepts and details, exterior massing forms and of course, Owner inspiration. Drawings usually include the following:
a. Floor Plans (1/8th scale)
b. Front & Rear Elevations (1/8th scale)
c. Site Plan (At appropriate scale)
DESIGN DEVELOPMENT
Upon approval of the Schematic Design, the project is developed in Design Development. It is at this time that the design is molded and shaped to meet your needs and wishes. This process can be as extensive and detailed as you wish. As professionals, we listen and communicate your ideas in the form of architecture to create a custom home that is truly a reflection of you and your lifestyle. Drawings usually include the following:
a. Developed Floor Plans (1/4th scale)
b. Computer Generated Model with 3D Perspectives
CONSTRUCTION DOCUMENTS
Upon approval of the Design Development, drawings are required for bidding and construction. The Construction Documents are a set of instructions for the building your dream house. The construction process is generally easier for you and the Builder with a more complete set of drawings. You may choose the level of detail and drawings that you require for construction.
