The following describes the level of services from which you may choose for your particular project. Level One being the most basic to Level Three being the most complete. All drawings shall utilize computer aided drafting and design or CADD.
LEVEL ONE:
BASIC SET OF CONSTRUCTION DOCUMENTS
Assumes a qualified contractor with experience in building a house with a minimum set of drawings. Level One is NOT recommended for competitive bidding. Drawings may include the following:
a. Floor Plans
b. Exterior Elevations
c. Roof Plan
LEVEL TWO:
DETAILED SET OF CONSTRUCTION DOCUMENTS
Assumes the project will be competitively bid among two or three contractors. Level Two provides adequate information and details for any level of contractor to be directly compared among its competitors. Drawings may include the following:
a. Floor Plans
b. Exterior Elevations
c. Roof Plan
d. Site Plan
e. Typical Wall Section
LEVEL THREE:
COMPLETE SET OF CONSTRUCTION DOCUMENTS
Assumes Owners desire for a complete set of construction documents for a highly accurate bid from a contractor and to eliminate decision making during the construction process. Drawings may include the following:
a. Floor Plans
b. Exterior Elevations
c. Roof Plan
d. Site Plan
e. Typical Wall Section
f. Building Sections / Interior Elevations
g. Power & Lighting Plans
